Independent EICR and reporting for an HMO landlord

An HMO landlord contacted us after paying over £2,000 for remedial works identified in a previous EICR, with concerns that the agreed repairs had not been completed.

We reviewed the existing certification and independently inspected and tested the installation. Our findings included:

• Open circuit protective conductor (CPC) rings on three ring final circuits.
• No CPC continuity on the boiler radial circuit.
• A disconnected bonding conductor.
• Exposed cable cores.
• A loose pull-cord switch.

We provided the landlord with a full report detailing the outstanding defects and identifying which items from the original EICR had not been rectified, giving them a clear, documented record of the installation’s condition.
